The team is continuing with the stormwater upgrades between Montgomery Ave and Williamson Ave, with this work scheduled for completion today. Further stormwater upgrades are planned across subsequent stages of work in the coming weeks.
Subject to weather conditions, we are scheduled to recommence work on Seacliffe Ave from Tuesday 7 April. Works will continue along the odd numbered side of the road, between Nos. 51-65.
- When excavation occurs, the underlying subgrade (material) will be exposed to the elements. To ensure the area is safe and accessible, we require a minimum of four dry consecutive working days to complete this stage of work.
- Given the shortened week due to Easter weekend, leaving the site exposed is too high of a risk, so excavation will recommence after the Easter weekend.
Separately, we also wanted to let you know that the asphalt we have laid is a temporary surface only, to make the site safe and accessible again. The permanent works include concrete footpaths and vehicle crossings.

The drainage team has now commenced works to upgrade two stormwater lines on Seacliffe Ave, between Montgomery Ave and Williamson Ave.
These works must be carried out from the lowest point to the highest point. In this case, the lowest point is located on the even numbered side of the road (No. 48-66). As a result, we will first tidy and make safe the odd numbered side (No. 51-65) by placing asphalt.
With heavy rain forecast later this week, asphalt is the safest and most suitable temporary surface.
No. 51-65 Seacliffe Ave (odd numbered side)
Today, Monday 23 March, we will place asphalt in all excavated areas to make the site safe and accessible. Please note:
- We will not be pouring concrete adjacent to your property this week
- Once works on the even numbered side are complete, we will return to finish permanent works on your side of the road.
No. 48-66 Seacliffe Ave (even numbered side of the road)
From Tuesday 24 March, works will commence on your side of the road. During this time:
- Driveway access will be maintained; however, we kindly ask that you limit vehicle movements where possible
- You may experience short delays of 5-10 min while excavation works are underway (kerb, channel, footpath, vehicle crossings)
At this stage, we are unable to confirm specific dates for the concrete kerb, channel, footpath, vehicle crossing pours. As a reminder, when concrete is poured, there will be two days and two nights where vehicle access to your property will not be available.
Please note that forecasted rain later this week may impact our programme. We will provide as much notice as possible once pour dates are confirmed.

About the Project
We’re upgrading a section of Seacliffe Avenue, between Wiscombe Street and Montgomery Avenue to make it stronger, safer and ready for future growth in Belmont, as part of our Summer Road Reno regular road maintenance programme.
- This upgrade is more than just a new road surface – it’s an investment in the future of Takapuna.
- Our work will make the road stronger, safer, and better prepared for bad weather.
- This 8-week upgrade will be done in two phases. We’ll be improving stormwater drainage, rebuilding the road foundation, and resurfacing the road.
The Summer Road Reno renewals programme is part of our ongoing investment to maintain and improve Auckland’s transport network, making roads safer, more reliable, and helping to keep Auckland moving.
The work we’ll be doing and traffic management & detours
- We’ll be doing work in stages for approximately 8 weeks. We’ll be working from 7am – 7pm to deliver this project as quickly as possible. We know construction can be disruptive.
- We aim to start work on time but factors outside our control, such as weather, could mean a delayed timeline. If the delay is significant, we’ll let you know and update the webpage regularly.
- In advance of our start date there will be digital signs set up along the route to inform the community about the closure and traffic directions for surrounding roads, also see the maps on our webpage.
- Expect traffic delays, especially during peak times. Bus stops could be affected – please use the AT mobile app or the QR codes on posters at Bus Stops for more information.
- Follow all traffic signs, signals, and directions for safety. Take care while driving, walking, or cycling in the area.
- Driveway and vehicle access to properties could be restricted when we work outside your property. If your driveway is restricted, you will need to park nearby and walk home. On-street parking will be limited.
- Vehicle access to properties we are working near will not be available during concrete pours and potentially whilst the concrete cures. Residents will be contacted 24 – 48 hours prior to the concrete pours to help accommodate any specific needs.
- Footpaths will remain accessible to local residents.
- Council waste and recycling collection will continue as normal. If access to your bin collection spot is restricted, our team will assist you with an alternative location.
- We’ll try to keep noise levels down and we apologise for the inconvenience.
- If your driveway is restricted, you will need to park nearby and walk home or to your place of business.

Stages breakdown

Stage 1 is scheduled to commence Monday 16 March. We will begin on Stage 1A from 65 Seacliffe Ave.
- Stage 1A will begin outside No. 65 Seacliffe Ave and work towards No. 1 Seacliffe Ave.
- Stage 1B will begin outside No. 66 Seacliffe Ave and works towards No. 2 Seacliffe Ave.
We expect both Stage 1A and 1B to take approx. 4 weeks each:
- Access into your properties will be managed throughout. There will be vehicle restrictions in/out of your property on the days of concrete pours and this will be communicated with you beforehand.
- A mixture of temporary traffic management will be set up and includes stop/go operations at the intersections and contraflow two-way traffic between the intersections. This includes a slower speed limit and some restricted on-street parking
- We will work under the guidance of an arborist to ensure best construction practices are followed when working near trees, specifically Pohutukawa
- We are not undergrounding the overhead power lines.
- Footpaths are to be widened throughout to between 2.0m - 2.5m.
Please note, our scope of work has changed and now includes the upgrade of four stormwater pipes. These pipes will be larger in diameter and will increase the capacity of the stormwater network. To accommodate this additional work, we have adjusted our construction sequencing.
Work will now be completed from south to north, moving from one side of the road to the other. This approach allows us to undertake the stormwater upgrades while keeping the active work site as short as practically possible.
